• Color fading: Fresh asphalt is deep black. When it turns gray, the surface is oxidizing and losing its protective oils.
• Fine surface cracking: Small hairline cracks appearing across the surface mean the asphalt is drying out.
• Rough texture: If the surface feels rougher than it used to, the fine aggregate is being exposed.
• Water absorption: Pour water on the surface. If it soaks in quickly rather than beading up, the seal coat has worn away.

The ideal seal coating season in our area runs from late March through October. The key requirements are:

• Air temperature above 50°F for at least 24 hours after application
• No rain in the forecast for 24-48 hours
• Dry pavement surface at the time of application
