Spring Driveway Maintenance Checklist for North Texas
North Texas winters may be mild compared to up north, but our freeze-thaw cycles, heavy rains, and temperature swings still take a toll on driveways and paved surfaces. Spring is the perfect time to assess any winter damage and take action before small problems become big expenses.
Your Spring Driveway Checklist
1. Walk the Full Length
Take a slow walk along your entire driveway and look for changes since fall. Note any new cracks, potholes, soft spots, or areas where water is pooling. It helps to do this after a rain so you can see drainage patterns.
2. Check for Crack Growth
Cracks that were small last fall may have grown over winter. Freeze-thaw cycles force water into cracks, which expands and widens them. Mark any cracks wider than a quarter inch — these need attention soon.
3. Look for Base Problems
Soft or spongy areas when you walk on them indicate base failure underneath. This is usually caused by water getting under the surface and weakening the base material. These areas will only get worse and should be addressed promptly.
4. Clean the Surface
Remove any debris, leaves, and dirt that accumulated over winter. Pay special attention to edges and areas where vegetation may be encroaching. Organic material holds moisture against the surface and accelerates deterioration.
5. Check Drainage
Ensure water is flowing away from your driveway and not pooling on the surface. Check that culverts and drainage ditches are clear. Standing water is the number one enemy of paved surfaces.
6. Schedule Repairs
Spring is the ideal time for crack sealing and pothole repair. The moderate temperatures allow repair materials to cure properly, and you'll prevent further damage from spring and summer rains.
7. Plan Your Seal Coat
If your asphalt driveway hasn't been seal coated in 2-3 years, spring is a great time to schedule it. Seal coating provides a fresh protective layer before the intense summer sun accelerates oxidation.
