Seal Coating vs Chip Seal: What's the Difference?

We frequently hear from property owners in the Graford and Mineral Wells area who confuse seal coating and chip seal. The names sound similar, but they're completely different services designed for different situations. Here's a clear breakdown.

What Is Seal Coating?

Seal coating is a thin, protective liquid coating applied to an existing asphalt surface. Think of it like painting your house. It doesn't add structural strength, but it protects the surface underneath from damage. Seal coating:

  • Blocks UV rays that break down asphalt binder
  • Prevents water from penetrating the surface
  • Restores the deep black appearance of fresh asphalt
  • Fills minor surface voids and imperfections
  • Is applied every two to three years as preventive maintenance

Seal coating is maintenance for an existing asphalt driveway. It is not a standalone surface and cannot be applied to gravel or dirt.

What Is Chip Seal?

Chip seal is a paving method that creates a new driving surface. It involves spraying hot liquid asphalt binder onto a prepared base, then spreading crushed stone aggregate over the binder and rolling it to embed the stone. The result is a durable, textured surface suitable for driveways, private roads, and parking areas. Chip seal:

  • Creates a new driving surface from scratch or over an existing base
  • Adds structural value to the roadway
  • Lasts five to seven years between reapplications
  • Costs significantly less than hot-mix asphalt
  • Does not require separate seal coating maintenance

  • You have gravel or dirt and want a paved surface — You need chip seal (or asphalt) to create a new surface
