Is Your Private Road Ready for Fall? A Maintenance Checklist

After a long, hot North Texas summer, your private road has taken a beating. September is the perfect time to assess the damage, make repairs, and prepare for the cooler months ahead. Whether you maintain a chip seal surface, asphalt road, or gravel drive, this checklist will help you catch problems before winter freeze-thaw cycles make them worse.

Surface Inspection

Walk or drive your entire road slowly and look for these issues:

  • Cracks — Summer heat causes thermal cracking, especially at pavement edges and in areas with poor base support. Mark any cracks wider than a quarter inch for repair
  • Potholes and depressions — Hot weather and heavy traffic can create low spots that collect water. These will only worsen with winter moisture
  • Raveling — Loose aggregate on the surface indicates the binder is breaking down. On chip seal roads, this means it's approaching time for reapplication
  • Edge deterioration — Check for crumbling edges where vehicles may have tracked off the pavement

Drainage Check

Proper drainage is critical heading into the wetter fall and winter months around Graford and the Possum Kingdom Lake area:

  • Clear all culverts of debris, leaves, and sediment
  • Check ditches for blockages or areas where water is pooling rather than flowing
  • Verify that road shoulders are graded to shed water away from the surface
  • Look for erosion that may be undermining the road edges

Blocked drainage is the leading cause of private road failure in North Texas. Fifteen minutes of clearing culverts now can prevent thousands in repair costs later.

Schedule Repairs Before Winter

Fall temperatures in North Texas are ideal for pavement repairs. The moderate weather allows crack sealant and patching material to cure properly, and you're getting ahead of the freeze-thaw cycles that cause the most damage. Repairs done in October cost the same as repairs done in March, but they prevent an entire winter of additional deterioration.

Plan for Next Year
